Daybreak Cohousing was created by the development team to “grow community, diversity, and ecology in an urban village”. A well integrated design team, established early in the process, participated in a visioning charrette with the community members at the time. As a result of this and the resulting design collaboration, the final design left very little that could be “costed out” later – everything in the building and site performed more than one task.

Architect, landscape architect, and engineer each did their part to ensure that stormwater was celebrated and responsibly managed on-site. Carefully designed downspouts that kept water high and creatively wrapped it around the building as needed, gently sloped runnels, and beautifully designed vegetated stormwater basins will serve as an invitation to relax, enjoy, and congregate. There were a number of challenges to infiltrate appropriate volumes, as required, including a cherished 36” caliper Maple squarely in the middle of courtyard, a community requirement that the vegetated basins serve as gathering spaces to be easily accessed from the sidewalks in front of each building, and poorly drained surface soils. A design that managed all three concerns and that didn’t require permitting from the state is shown in Figure 1.

Other best management practices that were carefully coordinated across the design team included a basement bike repair and storage area, a pervious paver ADA accessible parking space, infiltration rock trench, erosion control using alternatives to sediment fences, deconstruction of existing buildings and walls, and solar access for a passive solar design.
